Understanding the Title Process

The journey starts with an earnest money contract. Our team meticulously receipts the contract and earnest money while capturing all necessary details in our system. We engage in a detailed review of the transaction, covering key aspects such as the lender, attorney involvement, property type, and survey status. Our goal is to ensure a clear understanding and smooth initiation, providing you with essential documents for your loan application.
Step 2: Processing & Trust
Following the contract entry, we assign a guarantee file number and securely deposit your earnest money into our trust account, where it will be credited at closing. An order sheet is then prepared for our plant department to commence the title search, setting the foundation for a thorough examination.
Step 3: Detailed Title Search
Our title search is comprehensive, involving an online plant search by name and legal description. We meticulously check for previous commitments or policies, updating titles and investigating potential concerns such as tax liens, divorces, and easements. Our exhaustive review extends to direct and reverse records and even court documents to ensure complete clarity on title status.
Step 4: Examination & Decision
Upon completing our research, our title examiner evaluates all gathered information. Should any issues arise, we promptly inform you of the necessary steps to resolve them. Given that we do not offer legal advice, we may recommend consulting with an attorney to address complex title issues effectively.
Step 5: Preparing for Closing
To ensure all financial aspects are accurately handled, we obtain tax statements from local authorities, allowing for precise calculation of taxes due and proration at closing.
Step 6: Title Insurance & Record Keeping
After issuances of the title insurance policy, all records are meticulously stored in our system, dating back to our first policy in 1952, safeguarding your transaction history.
